Terms & Conditions

Bookings and Cancellations

 

  • To make a booking, simply email the Villa owner at: info@villajames.com, and you will then be sent an electronic booking form.

  • You will be asked to complete the booking form and return it by post with an initial deposit of £100 (per week booked).
  • Until the Villa owner confirms availability, following receipt of your booking form and deposit, there is no guarantee that the requested dates will be held for you. (However, you will be contacted first should someone else wish to book the same dates, if your booking form and deposit are outstanding).
  • By signing and returning the booking form the 'Lead Guest' is agreeing, on behalf of the Party, that he/she and their Party are bound by and accept the Terms and Conditions in this document and that all bookings are subject to the terms and conditions which are deemed to make a contract.
  • All guests will ensure they have travel and personal accident insurance. All guests agree that the Villa owner will not be held responsible for any losses or accidents incurred during their stay at the property.
  • A property damage deposit of £250 will be added to your final balance. This deposit will be refunded to you, via postal cheque, within 3 weeks of your departure date upon a satisfactory damage report from the Villa Manager.
  • The 'Lead Guest' herewith confirms the Party will pay the Villa owner for any additional repairs or costs towards replacing items that have been damaged by their Party during their stay at the Villa.  This includes the loss of any of the Villa keys.
  • Upon receipt of your completed booking form and deposit cheque, the Villa owner will send you a receipt and confirmation of the dates that you have booked at the villa.
  • Full payment is required no less than 8 weeks prior to your departure date. If the final balance (including damage damage) is not received at that time, your booking will be cancelled and you will lose the initial booking deposit.
  • The Villa owner will send you a final balance payment reminder 10 weeks prior to your departure date. If you make a booking within 8 weeks of your desired departure date then full payment (including the damage deposit) is required at the time of the booking.
  • Upon receipt of your final balance payment, the Villa owner will send you a final payment receipt.
  • The details surrounding the collection and safe return of the keys will be confirmed by the Villa Owner after the final payment has been received. One set of keys giving access to the villa will be provided. Written instructions and a map of how to get to the Villa from the closest airport (Alicante) will also be provided by the Villa Owner prior to your departure.
  • The Villa is booked from 16:00hrs (4pm) on your arrival date, to 10:00hrs (10am) on your departure date, as standard. These times may be varied only at the Villa owner’s discretion (as they are dependant on the Manager's cleaning arrangements and on other Villa bookings already secured on either side of your booking). Should you require an earlier check-in or later check-out time please contact the Villa owner before booking your flights. Written confirmation must be obtained from the owner before any Party can deviate from these standard check-in/check-out times.
  • Any cancellations must be made by either telephone, email or recorded post and the following charges will apply:-

          From booking date and up to 8 weeks prior to departure: Loss of deposit
          6 to 8 weeks prior to departure: 60% of total rental charge
          4 to 6 weeks prior to departure: 75% of total rental charge
          2 to 4 weeks prior to departure: 90% of total rental charge
          Less than 2 weeks prior to departure: 100% of total rental charge

  • The Villa owner will only communicate with the 'Lead Guest' in whose name the booking is made. The 'Lead Guest' accepts that they act on behalf of all the other persons named on the booking form and is responsible to the Villa owner for all booking and payment obligations, as detailed on the booking form and within the Terms and Conditions. Therefore, the 'Lead Guest' is the only member of the Booking group that the Villa owner will deal with in the case of any disputes, unless the Villa owner decides otherwise.
  • Only the number of guests confirmed on the booking form may sleep at the villa.
  • The guests agree not to do anything at the villa, which in the opinion of the Villa owner is a nuisance to other people or occupants of any surrounding properties. Such behaviour leading to complaints will lead to a loss of the initial deposit, which will be deducted from the refundable damage deposit.
  • No animals are allowed in or on the property grounds at anytime.
  • For safety reasons no candles or naked flames are to be burned inside or outside the villa, other than strictly around the pool and terraced balcony area.
  • The garden is for viewing purposes only and therefore should not be walked upon or touched, especially by young children.
  • All bedding and bathroom towels will be provided by the Villa owner. 
  • Guests are expected to bring their own beach towels for use around the pool and when at the beach. The Villa towels are not to be used for this purpose and guests will be expected to cover to the costs of replacing these items, if they are found to have been used in this manner. 
  • Bedding is changed once a week, as standard. Guests staying for 2 weeks or more at the Villa will be able to request a mid-holiday Villa clean, to accompany the weekly bedding change. Charges for this service are available on request and must be arranged with the Villa owner prior to departure. 
  • The Villa details and descriptions provided within this website, and/or in any such brochure, are believed to be accurate to the best of the Villa owner's knowledge and therefore do not form a contract. The Villa owner accepts no responsibility in respect of these details which are not intended to be statements or representations of fact.
  • In relation to any safety matters, the 'Lead Guest' and all the other members of the booking group understand and accept that the Villa owner offers no guarantee for the safety of any member whilst on the Villa owner's premises in Spain. Further to that the Villa owner offers no guarantee of the safe use of any appliances or object on the property, whether this is the Villa owners property or not.
  • All children must be supervised at all times by adults on the premises, particularly when they have access to the pool and pool terrace areas. The 'Lead Guest' and all other members of the booking group understand and accept that the Villa owner makes no warranty or guarantee as to the suitability by intended use of the pool and surrounding areas, especially for very young children.

Villa James reserves the right to change or modify any of the terms and conditions
contained in the Terms and Conditions without prior notification.
